Through criminal, credit and income checks we find the best tenants for your rental. Skipping these checks before signing a lease could let through tenants who aren’t a good fit for your property, leading to costly evictions. You can never guarantee that a tenant will work out, but taking these steps greatly increases those odds. 

2) More Privacy

Accurate will be the face for your tenants to talk to and to report maintenance issues to. You don’t have to worry about waking up to a midnight call for an emergency water leak, or receiving less than friendly emails after sending out a late notice. We never give out your contact information without explicit instruction to do so. 

3) Legal, Courtroom Tested Forms

We’re well versed in the inside of a courtroom and what the law and judges require. You don’t have to worry about a lease getting thrown out due to an illegal clause, or an eviction case being delayed because the notice provided wasn’t proper. When it comes to the law, the smallest mistakes can result in costly judgements, you can rely us to avoid that.

What We Do As Your Property Manager

If you decide to hire Accurate, here’s what we can do for you:

  1. Assess your property’s market value and make improvement recommendations to maximize its worth. 
  2. Prepare your property for the market including photos, cleaning, repairs, or anything else required.
  3. Market your property through the MLS, Zillow and their affiliated sites. 
  4. Screen tenants through credit, criminal, ID, income and sex offender registry checks. 
  5. Prepare and sign leases, renewals or addendums on court proven forms. 
  6. Inspect the property before move-ins, after move-outs, and periodically through the year to keep you up to date on your property’s condition. 
  7. Handle any property maintenance concerns including emergency events using either our network of contractors or contractors you would prefer.
  8. Handle court action related to evicting a tenant over non-payment of rent, a hold over or a breach of lease. This includes from the required notices at the start to when the Sheriffs show up. 
  9. Send you monthly rent payments via EFT or paper checks along with monthly income / expense statements. 
  10. Send you year-end income statements and your 1099. 

What We Charge

Leasing Fees

  • 80% of one month’s rent if there is another realtor involved in finding a tenant

  • 50% of one month’s rent if Accurate secures the new tenant without another realtor

  • 25% of one month’s rent if owner secures the tenant

  • Lease only plan – Same as above

Management Fee

  • 8% of collected monthly rent ($50 / property minimum charge. $200 / property maximum charge)
